FLAGSHIP > STEP ONE OF TWO
RPK Arun Farm
Rumah Pangan Kota — an urban food house on 175 square metres
A model that needs a hectare can be admired. A model that fits in 175 square metres can be copied.
What it is
A leased 175 m² site on Jalan Kelapa Dua Wetan in East Jakarta, adjacent to HKBP Resort Cibubur. For the first time, all four of Pundi's programme lines operate on a single plot.
Safe water depot
Treated refill drinking water, on the model our network has run across five cities since 2021.
Depo Air Hidup · Ratu Naila Tirta

Community kitchen
Affordable meal packages in the traditional diner, plus frozen food and catering.
Sanjaya Group / Putra Bahari Prima

Production
Hydroponic vegetables and
freshwater aquaculture supplying the kitchen.
Pundi, with technical partners

Training Centre
Livelihoods and Next Generation programmes on the upper floor.
Partners Worldwide · OK OCE · CBS · YBKS
Until now these have operated in separate places, for separate groups of people, funded separately. Bringing them onto one plot is the point of the exercise: it lets us find out what they do to each other when they share a roof, a customer base and a balance sheet.

Why we lease rather than own
Pundi and its founders hold land that could have been used. We chose not to use it.
Contributing founder-held land to a donor-funded project creates a related-party transaction, and a related-party transaction creates work: independent valuation, written assertions, and a due diligence process satisfying both our own conflict of interest policy and the donor's. That work is legitimate and we would do it properly — but it would sit between the funding and the first cohort of trainees.
A lease removes it. Donor and sponsor funds go to the depot, the kitchen, the training room and the people running them — not into land. The project starts in weeks rather than quarters, and every rupiah is traceable to programme delivery.
Why beside a congregation
HKBP Resort Cibubur is one of 39 HKBP congregations in District VIII Jakarta — and District VIII is one district, within one denomination, among many.
The congregation gives the site something a greenfield plot cannot: a customer base from opening week. That is the difference between a pilot that trades and a pilot that waits for the next funding tranche.
The exchange runs both ways. Working with the Seksi Kemasyarakatan of the church's Dewan Diakonia, we share what we have learned about building institutional income that does not depend on weekly collections.
Programmes on the site are open to the surrounding neighbourhood on equal terms, regardless of religion or affiliation.
No programme benefit is conditional on religious participation of any kind.
What we will measure
A pilot that cannot be evaluated is not a pilot. Indicators are set before commissioning, with a baseline survey of the
surrounding neighbourhood.
Question | Indicator |
|---|---|
Does it reach the intended households? | Customer and participant profile against neighbourhood baseline |
Does co-location help? | Share of kitchen inputs sourced on site; share of customers using more than one component |
Does training change income? | Six-month follow-up survey of every training cohort |
Can it be copied? | Full unit cost, staffing model and operating procedures documented and published |
Does the site trade? | Monthly revenue by component; months to operating breakeven excluding grant income |
Findings will be published whether or not they are favourable.
What we are looking for
For RPK Arun Farm, partnership is sought for the lease and fit-out period and the first operating cycle: depot and kitchen equipment, hydroponic and aquaculture installation, training-room fit-out, curriculum delivery, and the monitoring that turns a pilot into a documented model.
We are equally interested in partnership that is not funding — technical advice on controlled-environment growing, water treatment, or handing a small enterprise over to community management.
STEP TWO
Kampung Tangguh Agro Cisenia
A resilient agro-village on 10,000 m² or more at Ciseeng, Bogor Regency: precision farming, renewable energy and water systems, a vocational and MSME hub, and agritourism — the full version of what the urban food house tests in miniature.
It draws on a long lineage of settlements designed for self-reliance: the grain reserves of Goshen, the collective agriculture of the kibbutz, the Mondragón cooperatives of the Basque Country, and Gaviotas in Colombia.
Cisenia proceeds once agreement with the landowning partner and the wider investor group is settled. Deliberately, it follows the pilot rather than preceding it.
